| If you intend to construct a new building your local authority will require that you demonstrate compliance with Building Regulations Part L at the planning. This is done by producing SAP calculations (Standard Assessment Procedure), for residential properties or SBEM calculations (Simplified Building Energy Model) for commercial. In addition to this you may have to have the building air pressure tested.
On completion of the property your local authority will require an Energy Performance Certificate before they issue the completion certificate. These can only be produced by an On Construction Energy Assessor (residential) or a Non Domestic Energy Assessor (commercial).
Furthermore if you intend to market your residential properties off plan you will require a Home Information Pack. One component of the Hip is a ‘Predictive Energy Assessment’. These are produced from the SAP calculations.

If you are extending, converting or renovating an existing building you may have to demonstrate Part L Compliance.
