Personal Local Authority Searches
Pali provide Local Authority Searches throughout England and Wales. These are generally required by solicitors & conveyancers acting on behalf of someone wishing to purchase a property. The search contains information compiled by a member of Pali examining council records. The report provides environmental information on a property such as planning applications, building regulations, traffic schemes, contaminated land, radon gas and Local Land Charges. All Pali Personal Local Authority Searches are Search Code compliant, display the Search Code logo and are backed by an individual £2m Search Warranty including run-off cover.
Local Authority Search (Council Compiled)
Pali provide Local Authority Searches compiled by the council. The reports contain the same information as a Personal Local Authority Search, but is produced by members of the council rather than Pali. They generally do not adhere to the Search Code or come with a Search Warranty.
Personal Drainage & Water Searches
Pali provide Personal Drainage & Water Searches of specific properties. These give information relating to such things as connection and position of sewers, drains and water mains. The search is compiled by a member of Pali examining the Water Companies records. All Pali Personal Drainage & Water Searches are backed by an individual £2m Search Warranty including run-off cover.
Drainage & Water Searches (Water Company Compiled)
Pali provide Drainage & Water Searches compiled by Water Companies. These contain the same type of information as the Personal Drainage & Water Searches, but are compiled by the Water Company.
Land Registry Documentation
Pali will supply Official Copies of HM Land Registry Documentation. With a direct link through the Land Registry Business Gateway, ordering and delivery of the products is very fast and efficient.
Mining & Mineral Searches
Pali provide all localised mining & mineral searches such as Coal, Tin, Lead, Gypsum, clay, limestone etc. When an order is placed online, this website will inform you as to whether the property is situated in an area where any of these searches are recommended.
Environmental Reports
Pali provide a vast array of environmental reports for any type and size of property or land. The reports give details of historic land use, flooding information, contaminated land, radon gas, mining, ground stability and much more. Whether purchasing/selling a residential, commercial or agricultural property, or purchasing land for development, there is a suitable environmental report which is essential.
Chancel Repair Liability Reports
Chancel Repair Liability is a law dating back to medieval times when churches, or chancels were maintained by wealthy land owners. Since then the large estates of land have been broken down and developed to multiple private residences, however the Chancel Repair Liability, in many instances has been passed down to the new properties. It is estimated that Chancel land accounts for 40% of all land in England and Wales. This in effect means property owners could be liable to pay for repairs to the local church with bills potentially running into tens or even hundreds of thousands of pounds. You can purchase a ChancelCheck® from Pali, which will tell you if a property is liable for Chancel repair. If the report comes back positive insurance can then be purchased to cover the event of a claim.
Radon Tests and Reports
Radon is a natural radioactive gas. You cannot see, hear, feel or taste it. It comes from the minute amounts of uranium that occur naturally in all rocks and soils. Radon is present in all parts of the UK, although the gas disperses outdoors so levels are generally very low. We all breathe it in throughout our lives - for most UK residents, radon accounts for half of their total annual radiation dosage. However, geological conditions in certain areas can lead to higher than average levels. Exposure to particularly high levels of radon may increase the risk of developing lung cancer.
Certain properties are more at risk of a build up of Radon gas than others, due to such factors as location and ventilation. Pali will provide area specific reports which determine whether a property is in a radon affected area and Radon Gas Detection Kits, which are placed in buildings and determine Radon Gas levels within that property.
Utility/Site Searches & Developer Packs
Pali provide various utility company asset maps and searches which give locations of assets such as gas pipes, electricity and telecommunication cables, water mains and sewers. These are generally used by builders and developers who are constructing buildings, but also have many other uses. Pali will also provide a full developer pack containing all of the relevant utility searches, along with a Local Authority Search, Environmental Report and localised mining/mineral searches. Pali will also provide bespoke packs tailored to your requirements.
Company Reports
Company reports are required for many reasons. Pali provide various different types of reports, the two most popular are our standard Company Report and the Company Conveyancing Search. The standard company search will provide all current document held by Companies House. These may include Current appointments. Change of Directors. Change of Registered office. Annual returns. Latest Accounts. The company conveyancing search details the following charges relating to a specific address all fixed charges all floating charges any documents filed in relation to winding up striking off or liquidation. There is a standard charge for this information but in some cases there may be hundreds of other charges against the company which will incur an admin charge to list. This is common with building companies.
Energy Performance Certificates
With the introduction of the Home Information Pack in 2007 came the introduction of the Energy Performance Certificate or EPC. These reports are produced by an Energy Assessor visiting the property and carrying out an Energy survey. The report is then produced and gives details of the property's energy usage and carbon emissions/footprint. Energy Performance Certificates are now required on all commercial and residential properties being marketed for sale or rent.
SAP, SBEM, Predictive Energy Assessments On-Construction Energy Assessments, Air Pressure Testing and Acoustic/Sound Testing
Building and Planning regulations now require conversions and new build properties to reach certain target levels of energy usage, carbon emissions and sound proofing. Pali provide all of the reports required throughout this process, from the Standard Assessment Procedure, SAP required at the planning stage of residential developments, or Simplified Building Energy Model SBEM for Commercial right through to the Energy Certificate, Air and Sound tests required at the end required for Building Control compliance, with Predictive Energy Assessments in the middle if the property is to be marketed off plan. Pali will also give advice if required of how best to comply with the councils demands.

There are many reasons properties and landscapes are displayed on the internet. Standard photography gives a two dimensional visual representation of objects, buildings locations etc, however panoramic photography enables the viewer to fully immerse themselves in an image. More and more companies are using virtual tours, and panoramic photography to give potential customers a better feel of properties for sale, restaurants, hotels, bars clubs, churches, parks, countryside, beaches, the list is endless.
